Designed with the help of Muddy River Design in Bend, this home was built for sale to the market and sold during construction to a family from San Francisco. The last of 5 infill lots we developed, Awbrey Terrace is close to downtown Bend, as well as the River Trail on the Deschutes River.

At 2,500 square feet, the main house features 3 bedrooms and 2.5 baths with an entry shoe bench and coat hooks, fireplace surrounded by built-ins, and warm wood cabinets in the kitchen and bathrooms. An attached two-car garage and expansive paver driveway provides plenty of parking space for homeowners and guests. Energy efficiency measures set this house apart: 96% efficient furnace, tankless water heater, high-end insulation and window values.

Facing the primary home and mirroring its style, a custom detached ADU provides 600 additional square feet of living space. With a full kitchen, bedroom, and bath, it can be rented, used as guest quarters, or a comfortable office space for remote work.

Despite thirty days spent excavating rock on site and hauling it away, as well as building a retaining wall, our efforts created a rare (for this area) 50', fenced-in flat yard, one of the best parts of this property. Sliding glass doors off both the primary bedroom and living room provide easy access to a covered patio overlooking the large backyard. In the end, we created a private oasis for the new owners to enjoy with their active son.
